Housekeeping can be flawless and the reviews still mention "not clean"
Guests rarely separate cleaning from everything else that shapes a first impression. A single detail can carry a whole review, whether or not housekeeping had anything to do with it.
Housekeeping checklists don't capture what a guest notices
A made bed and a stocked minibar are not the same thing as a room that feels fresh, calm and cared for the moment a guest opens the door.
One bad detail defines the whole impression
Scuffed paint, a stray hair, an odd smell in the corridor: guests remember the one detail that broke the spell, not the ninety-five percent that was right.
You find out from the review, not before it
Without a way to check rooms the way a guest experiences them, the first signal you get is often a public one star review you can't take back.
Scan a floor the way a guest experiences it
-
Walk the rooms and corridors with your phone
Photograph guest rooms, corridors and lobby areas in the order a guest would move through them. Log what a photo can't capture: smell, sound, temperature.
-
AI scores it against five drivers of guest experience
Every space is scored on visible cleanliness, sensory environment (light, colour, scent, temperature), user behaviour, staff presence, and the physical condition of the room. A person checks every finding before it ships.
-
Get a report ranked by what to fix first
Findings are routed by owner: housekeeping, maintenance, or the operations team, so quick fixes get done before the next guest checks in, not after a review goes up.
Feel Index 58
The same lobby on two scans. Housekeeping did not change between them: the lighting, the planting and a visible host at the desk did. Drag to compare.
Illustrative scores.

Questions we get asked
Does this replace our housekeeping inspections?+
No. Housekeeping inspections check whether tasks were completed. Clean Insights scores how the finished room actually reads to a guest, including things a task checklist doesn't cover, like lighting, scent and clutter.
Can we use this for franchise or brand-standard audits?+
Yes. The same scale and five drivers apply to every property, so scores are comparable across rooms, floors, and locations in a portfolio.
How reliable is the AI analysis?+
Every room is assessed against the same fixed set of research-based cues, so scoring is consistent across rooms, buildings and time. Every finding links to photo evidence, and every report carries a methodology annex. You review and edit everything before it reaches your client. We call the model research-based rather than validated. During the founding programme we calibrate scores against on-site user surveys and publish what we learn.
How is our data protected?+
Data is hosted in the EU, and a data processing agreement (GDPR / UK GDPR) comes standard. Photos capture spaces, not people. A scan documents rooms; it does not assess staff. You stay in control of your data; deletion on request.
What does it cost after the founding period?+
Founding partners pay €99 per month in year one. Planned standard pricing: from €149 per scan on credits, or €199 per month with scans included. Final pricing lands at public launch. One sold audit covers many months of the tool.
